Who Dubai South Suits

A Free Zone Built for More Than One Type of Business

Dubai South supports entrepreneurs who need an efficient licence as well as companies whose future depends on logistics connectivity, physical workspace, warehousing, aviation or access to a larger commercial ecosystem.

Logistics & Trading

Strong geographic positioning for businesses connected to importing, exporting, distribution, supply chains and regional trade.

Strategic fit

Aviation & Aerospace

The wider Dubai South ecosystem includes the Mohammed Bin Rashid Aerospace Hub for aviation and aerospace-focused businesses.

Sector ecosystem

E-Commerce & Digital

Business Hub licensing supports e-commerce, technology and digital business models that can begin with a lean workspace structure.

Digital-friendly

Consultancy & Services

Professional and service businesses can use the Business Hub route while retaining the option to expand workspace as the team grows.

SME-friendly
Understand the Ecosystem

Dubai South Is Bigger Than the Business Hub

The right setup depends on what your company will actually do. A small consultancy and a logistics operator may both choose Dubai South, but they should not necessarily use the same facility or licensing route.

Dubai South Business Hub

A streamlined Free Zone route for entrepreneurs, SMEs, traders, consultants, e-commerce businesses and technology companies, with digital onboarding and flexible workspace options.

Logistics District

For businesses where warehousing, freight, distribution, supply-chain operations or logistics infrastructure form part of the actual operating model.

MBR Aerospace Hub

A specialist environment within Dubai South for aviation and aerospace businesses requiring sector-specific infrastructure and ecosystem access.

BizCafe approach: We first identify whether you simply need a Dubai South licence or whether your business model genuinely benefits from the wider logistics, aviation, office or warehouse infrastructure. That prevents choosing a package based only on the headline licence cost.
Business Activities

Combine Multiple Approved Activities

Dubai South Business Hub currently permits up to five business activities under one licence, subject to activity compatibility and any third-party approval requirements.

Trading & Commercial

Trading, general trading and wholesale-related activities are available. The exact goods and commercial scope should be matched to the approved activity codes.

Technology & E-Commerce

ICT, software, digital services, online business and e-commerce activities form part of the Business Hub's current activity offering.

Professional & Administrative

Consultancy and a wide range of professional or administrative activities are available, subject to the exact service and any external regulator requirements.

Important: “Up to five activities” does not mean every five activities can automatically be combined. Compatibility, licence classification and third-party approvals still need to be checked before application.
Location Advantage

Where Dubai South Becomes Strategically Different

For a purely virtual consultancy, several UAE Free Zones may work. Dubai South becomes especially compelling when location and future physical operations matter to the business.

Al Maktoum International Airport

Dubai South is built around the airport corridor, creating long-term relevance for aviation, cargo, logistics, trade and businesses serving the surrounding economic district.

Jebel Ali Connectivity

The wider location provides practical access toward Jebel Ali and Dubai's major trade and logistics infrastructure, supporting businesses moving goods regionally and internationally.

Dubai–Abu Dhabi Corridor

Its southern Dubai location can be commercially useful for companies whose customers, staff, logistics or operations extend toward both Dubai and Abu Dhabi.

Workspace & Visa Planning

Choose Workspace for the Business You Are Building

Dubai South offers different workspace formats. Your selection should consider not only cost but also visa requirements, staffing, customer access and future expansion.

Flexi-Desk

A lean option for founders and smaller businesses that need a registered Free Zone address without maintaining a dedicated private office.

Dedicated / Shared Workspace

Suitable when the business needs a more permanent working environment or additional operational capacity beyond a basic flexi-desk.

Private Office & Larger Space

Dubai South Business Park advertises fitted and larger office solutions, while the wider ecosystem can accommodate businesses with more substantial space requirements.

Visa planning: Visa capacity can depend on the selected package, workspace and authority approval. BizCafe matches the workspace to the actual shareholder and employee visa requirement rather than selecting a licence package in isolation.
Business Setup

A Digital Route for Eligible Companies

Dubai South Business Hub currently promotes a 100% digital formation process and licence issuance within one business day for eligible applications once requirements are satisfied.

Digital Application

Activity selection, trade-name checking, application details, document submission and service requests can be handled through the Business Hub's digital process.

100% Foreign Ownership

Eligible Free Zone companies can be wholly foreign owned, allowing international founders to establish without a local shareholder.

Fast Eligible Licensing

The Business Hub states that eligible applications can receive a business licence within one business day, subject to complete documents and required approvals.

Banking & Commercial Readiness

A Good Location Helps — But the Bank Still Assesses the Business

Dubai South has expanded its SME ecosystem with banking, payments, accounting and logistics support. Corporate bank-account approval, however, remains subject to each bank's KYC, AML and risk requirements.

Explain the Business Properly

A coherent business plan, expected turnover, customer and supplier profile, transaction geography and commercial rationale can materially improve banking readiness.

KYC & Source of Funds

Banks may review shareholder background, residency, source of wealth and funds, counterparties and the risk profile of the proposed activity.

Trading Requires Substance

General trading and other trading companies can obtain accounts when the commercial profile is properly supported. Higher-risk products or transaction patterns may require additional documentation and compliance review.

Corporate Tax & VAT

Free Zone Status Does Not Automatically Mean “Tax Free”

A Dubai South Free Zone company falls within the UAE tax framework. Preferential Corporate Tax treatment depends on satisfying the Qualifying Free Zone Person rules and the nature of the company's income.

0% on Qualifying Income

A Qualifying Free Zone Person can benefit from 0% Corporate Tax on Qualifying Income when all statutory requirements are met.

9% on Non-Qualifying Taxable Income

Income that does not qualify under the Free Zone Corporate Tax regime can be subject to the 9% Corporate Tax rate.

VAT Is Separate

VAT registration and transaction treatment are assessed separately under UAE VAT law. Holding a Free Zone licence does not by itself remove VAT obligations.

QFZP conditions matter: adequate substance, Qualifying Income, transfer-pricing compliance, audited financial statements and the de minimis requirement are among the conditions relevant to Free Zone Corporate Tax treatment.
